An application for suppression has been made in this case, and the Tribunal orders suppression of the Landlord’s name and identifying details.
[The landlord/s] is granted possession of the premises at [Tenancy address suppressed], immediately.
The tenant is to continue to pay rent up until the time possession of the premises is returned to the landlord.

Reasons

The landlord attended the hearing but there was no appearance for the tenant.
The landlord gave a notice of termination of the tenancy on 21 January 2023 of 90 days notice, to bring the tenancy to an end on 23 April 2023. The ground of termination was the landlord wanting to sell the property in accordance with s 51(2)(a) of the Residential Tenancies Act 1986 (the RTA).
The tenants have not vacated the premises but have stopped paying rent.
The landlord has applied for possession of the premises following the termination of the tenancy.
The tenancy ended on 23 April 2023, which is less than 90 days ago. The landlord is entitled to possession. The requirements of section 64(1) of the Residential Tenancies Act 1986 are satisfied.
Because [The landlord/s] has wholly succeeded with the claim I must reimburse the filing fee.
