Reasons

This was an application by the tenant for compensation and refund of the bond and a cross application filed by the landlord for compensation for reimbursement for costs.
The landlords attended the hearing, but the tenant did not appear.
The tenant informed the Tribunal that she was unable to attend in person and was offered a telephone hearing which she declined due to health reasons.
The tenant did not seek representation and confirmed that she wanted the hearing to continue in her absence.
The tenant was not here to present her claims or seek an adjournment and her application is dismissed.
The tenancy began on 18 May 2022 and ended 18 May 2023.
The landlords sought payment of the outstanding balance for the installation of a carbon filter.
The premises are new hand contained a ventilation system. During the tenancy the tenant requested that a carbon filter be installed by the landlords.
On 17 January 2023 the tenant emailed the landlord asking that a top-grade carbon filter be installed so that her health would not be compromised. In this email she “Please let me know the cost and who I am to pay for this so it can be done yesterday.”
The landlords replied on 8 February 2023 asking her to confirm this and that they will arrange the work and pay the invoice and then invoice the tenant for payment within 7 days.
The landlords confirmed that the filter was ordered on 14 February 2023 and an invoice for the installation was provided dated 28 February 2023.
At the end of the tenancy the bond was refunded in full to the landlords. This was used to pay end of tenancy costs and part of the account for the filter, leaving a balance of $272.41 outstanding which the landlords seek reimbursement for.
I find that the tenant owes $272.41, and this is awarded to the landlord.
The landlord did not seek reimbursement of the filing fee.
