Order

Reasons
- Only the landlord attended the hearing.
- The tenant has brought all rent arrears up to date as of yesterday, but is however in breach of the obligation to make two weekly rent payments in advance. She is required under her agreement to make rent payments in advance and should have made a two week rent payment as of last Wednesday.
- If she continues to fail to comply with that obligation she risks the landlord issuing a further 14 day notice in relation to that obligation.
- The landlord is not asking for any award of rent to be paid but is entitled to return of the filing fee as it has largely been successful.
