- The landlord attended the hearing. The tenant did not.
- I am satisfied that the tenant had received proper notice of the hearing time, date and place and chose not to attend.
- The landlord has applied for rent and water rates arrears and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent and water rates?
- The tenancy ended on 27 August 2023. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
- The tenant had not paid water rates invoices from 21 February 2023 to 27 August 2023.
- The tenant was $929.77 in rent arrears at the end of the tenancy.
- By mutual agreement between the parties, the full Bond of $2,960.00 was released to the landlord at the end of the tenancy to pay for repairs to some damage the tenant had caused to the property. The repair costs amounted to $2,185.00, leaving the tenant $775.00 in credit. This credit has been used to offset the rent arrears. Reimbursement of the filing fee
