- The tenancy of [The tenant/s] at Unit 608, 8 Waikumete Road, Glen Eden, Auckland 0602 is terminated, and possession is granted to Home In Place (New Zealand) Limited at the end of 28 February 2024.
- The Bond Centre is to pay the bond of $216.00 (6399728-001) to Home In Place (New Zealand) Limited immediately.

Reasons
- Both parties attended the hearing.
- The landlord has applied for termination of the tenancy, rent and water arrears, compensation for maintenance work, reimbursement, and payment over of the bond.
- The landlord produced a video showing the tenant substantially damaging the premises’ lift. The Tribunal must terminate the tenancy because s 55(1)(b) of the Residential Tenancies Act 1986 applies.
- The termination is delayed by 14 days to give the tenant some time to find alternative accommodation.
- The landlord provided records which proved outstanding water and electricity arrears, and maintenance costs for the oven door’s inner glass and the oven’s knobs.
- The tenant must reimburse the landlord for the filing fee.
