The Bond Centre is to pay the bond of $720.00 ([Bond number suppressed]) to [The landlord/s] immediately being rent owing by the tenant.

Reasons

The landlords’ trustees attended the hearing today. The tenant did not attend. I carried on in his absence because the file shows that notice of the hearing date and time was sent to his postal and email address.
The landlord has applied for rent owing. The last payment received was on 28 November 2023. The landlord was told on 12 December 2023 that the tenant was now living somewhere else. The landlord is entitled to receive rent in lieu of notice and I am satisfied that this is at least as much as the bond.
The bond is refunded to the landlord and no more rent is owing.
The landlord needs to update its tenancy agreements to comply with current law and compliance statements (insurance, insulation, Healthy Homes Standards).
