- The landlord’s employees attended the hearing. The tenant did not make any appearance.
- The landlord has applied for termination of the tenancy, and rent arrears.
- Rent has not been paid since 18 October 2023 and was well over 21 days in arrears on the date the application was filed. The landlord has contacted the tenant and made attempts to mitigate the accrual of arrears, but the tenant has not taken up the assistance on offer. The tenancy is terminated as of 20 April 2024. See section 55(1)(a) Residential Tenancies Act 1986.
