- Pikiao Norman must pay [The landlord/s] $1,061.87 immediately, calculated as shown in table below.

- The landlord attended the hearing, but the tenant did not.
- The landlord has applied for rent arrears, compensation, and reimbursement of the filing fee following the end of the tenancy. The landlord was forwarded the bond by the Bond Centre before the hearing.
How much is owed for rent?
- The tenancy ended on 29 February 2024. The landlord provided rent records which prove the amount owing at the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986 (RTA).
- The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. The landlord’s claim for cleaning included removing cobwebs from the exterior of the premises by the kitchen. It is the landlord’s obligation to keep the outside of premises clean, unless the tenant has caused the need for cleaning. I have reduced the amount claimed for cleaning by $22.00 which I find to be the reasonable cost of removing the cobwebs.
- The tenant did not return the keys.
- The amounts ordered are proved.
- Filing fee: As the landlord has mainly succeeded with the claim I must reimburse the filing fee.
