[The landlord/s] told me her last contact with Ms Angule was on 17 May 2023. Since then, Ms Angule has not replied to [The landlord/s] texts, emails, or phone calls.

During the hearing, the landlord informed me that she did not believe the tenant was still occupying the premises. She said this because the power was cut off due to arrears, and the house was damaged. The extent of the damage, however, is unknown until she has possession of the property to allow her to do a final inspection.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records that prove the amount owed is more than 21 days. However, the landlord could not provide an exact amount owing up to today. For instance, the landlord told me the rent arrears up to today were $7,155, but she later changed to $6,360. I gave her time to reconcile, but she was unable to confirm the amount. I encouraged her to use the rent summary template developed by Tenancy Services.
I indicated to the landlord that I would terminate the tenancy today, but I would not record the amount of rent owing as of today.
I also decline to refund the bond.
Given the damages the landlord indicated, I would not be surprised if she decided to bring a further application for vacated tenancy claims. Rent arrears could be addressed at that time. Name suppression
