- The landlord attended the video hearing today. I telephoned the tenant on the number provided but the phone went to voicemail.
- The tenancy was terminated by my previous order dated 16 July 2024 because the rent was at least 21 days in arrears on the date the application was made.

- The landlord says that the tenant was evicted by bailiffs yesterday.
- The landlord is entitled to rent up to the date of the eviction on 5 August 2024 but claims rent only to 1 August 2024.
- I award the rent owing of $7,090.00 based on the updated rent ledger provided which I am satisfied is correct.
