Reasons
- The landlord attended the hearing. The tenant did not attend the hearing; however, I am satisfied that sufficient notice of the hearing was given.
- The landlord has applied for termination of the tenancy and rent arrears.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing of $5,800 to 2 July 2024.
- The landlord is holding a bond of $1,500 and this amount has been deducted from the rent arrears amount payable by the tenant. The filing fee for this application has also been awarded to the landlord. R Harvey-Lane 02 July 2024
