Order

Reasons
- Both parties attended the hearing. The landlord attended the hearing, conducted via video. The tenant did not join and a call out was made and the tenants were joined by phone.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The tenants have already left the premises. Given no formal termination by notice by the tenant, the rent arrears ordered here includes rent in-lieu of notice.
- The landlord provided rent records which prove the amount owing at the end of the tenancy are as ordered. Filing fee
