The landlord states that they gave notice and inspected the premises on 23 August 2024.The premises were empty of all the tenants’ belongings and only the furniture provided with the tenancy remained. The landlord further states that the tenant contacted them saying that he had been arrested. The landlord has not heard from him since.

Photographs from a further inspection on 10 September 2024 show the premises empty of all clothes, personal belongings, and household items. Only chattels provided remain.

The landlord provided rent records which prove the amount owing at today’s date.

Because the premises have been abandoned, and rent is in arrears, I am terminating the tenancy immediately.

All the requirements for an expedited abandonment application have been met.
