Reasons
- The landlord attended this continuation hearing, conducted via teleconference. Two calls to the tenants went unanswered or to voicemail. I was satisfied adequate service had completed and I continued with the hearing.
- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
- The bond was released to the landlord in a prior order (12 March 2025).
- The tenancy ended on 7 January 2025
How much is owed for rent and water rates?
- The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy are as ordered.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The landlord claims the tenants did not leave the premises reasonably clean and tidy and that the carpet required a professional carpet clean.
- In support of the two claims, the landlord provided entry and exit photos to establish the need, and invoices to evidence the costs incurred. Both invoices are accepted in full and awarded.
- The tenant did not return the keys to the letterbox. An invoice of $148.16 was claimed for the cost of rekeying. This is awarded.
