Order

Reasons
- Both parties attended the hearing via video conference.
- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
- The tenancy ended on 2 June 2025 when a new tenant had been found. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
- The landlord also sought compensation for the locks replacement and exit cleaning.
- The tenants did not dispute the amounts sought by the landlord.
- Accordingly, I order the tenant to pay the landlord $2,864.29 for rent arrears, $62.89 for water rates arrears, $62.10 for exit cleaning and $209.08 for lock replacement.
- The tenant said that the water arrears had been paid a day before the hearing. The landlord did not have an updated bank account summary to confirm this. If the tenant has already paid, the tenant does not have to pay this amount again.
- Because the landlord has wholly succeeded with the claim, the tenant must reimburse the filing fee.
