The tenant rented a house which was attached to a business the landlord owns. The tenancy has ended, and the tenant bought a number of claims for compensation and exemplary damages. Her claims arose out of alleged breaches for: a. A failure to appoint an agent when outside of New Zealand for more than 21 consecutive days (section 16A, Residential Tenancies Act 1986 (RTA)) b. Breaches of quiet enjoyment / harassment / privacy (section 38, RTA) c. Failure to give written notice to end the tenancy and terminating the tenancy without grounds (section 60AA, section 51(3) RTA) d. Failure to maintain the premises (section 45, RTA) e. Unlawful premises (sections 36, 45 and 78A, RTA)

I heard some evidence and submission in relation to the claims. Later the parties expressed a desire to settle the issues.

After discussion about the possibility of this and a break to consider their respective positions, the parties agreed to the sum as ordered ($10,000) to be paid by the landlord to the tenant by 4pm on 22 August 2025 and that this settles all claims arising out of the tenancy between the parties.

The tenant confirmed her correct bank details to the landlord.
