The Bond Centre is to pay the remaining bond of $245.50 (5700424-009) to Doran Property Management Limited As Agent For Hao Zhang immediately.

- Both parties attended the hearing.
- The landlord has applied for cleaning costs, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- Having viewed the photographs provided by the parties, and having heard from both parties, I find that the tenant had not left the premises reasonably clean and tidy.
- I consider that the parties’ communications during the penultimate and final inspections do not prevent the landlord from adducing direct evidence to support their claim for cleaning costs presently before me for determination.
- Of the $707.25 amounts stated on the landlord’s cleaning invoice, the landlord has only sought $218.50 being half of the items that the landlord considers the tenant is liable to pay to get the premises to a reasonably clean and tidy condition. The cleaner’s charge of $235 plus GST for loggia windows deep cleaning has not been passed on to the tenant.
- Looking at the evidence before me, I am satisfied that the cleaning costs sought of $218.50 is reasonable costs to get the premises to a reasonably clean and tidy condition.
- The amounts ordered are proved.
- Because Doran Property Management Limited As Agent For Hao Zhang has succeeded with the claim I must also reimburse the filing fee.
- I now release the remaining bond to the landlord accordingly.
