Reasons
- Natasha Davies, the property manager, and Jack Brabant a manager attended the hearing for Five AM Property Management with one of the landlords, Anson Lei.
- The landlord has applied for rent and water arrears, reimbursement of the filing fee, and payment over of the bond.
- The tenancy began on 1 May 2021 and ended on 21 August 2025. Ms Davies submitted rent and water records and explained the landlord’s calculations for these. I am satisfied on the balance of probabilities the amounts ordered for rent and water arrears set out in the table above are accurate.
- The tenant must reimburse the landlord for the filing fee.
- The Tribunal will direct the Bond Centre to pay out the bond to the landlord.
- The tenant filed a crossclaim to the landlord’s claim on 13 August 2025 in which she alleged the landlord did not comply with the Healthy Homes Standards applicable to the premises and failed to maintain the premises.
- The Tribunal dismisses the tenant’s claim. She has failed to prosecute her application with due diligence.
