- The Landlord has provided evidence to show the Tenant’s bond had been used to pay other matters which are not claimed under this application.
- Accordingly, I make an Order in accordance with the following awards: a. Change of locks (keys not returned): $356.50 (reasonable security measure). b. Rubbish removal (grounds, under-house, general): $645.15 (Tenant’s failure to remove rubbish). c. Damage repair to bedroom door (sanding and repaint): $101.48 (careless damage). d. Cleaning (including whiteware/oven/bathroom; spoiled food and organic matter): $500.00 (failure to leave reasonably clean and tidy). e. Grounds and lawns (including removal of faeces and nappies): $301.87 (failure to leave grounds reasonably tidy). f. Carpet clean (soiling and odour from dog/spills): $500.00 (reasonable cleaning to restore condition).
