Order

Reasons
- The landlord attended the hearing via teleconference. The tenant did not.
- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
- On 4 June 2025, the Tribunal made an order relating to this tenancy, for rent arrears to 5 June 2025 and filing fee reimbursement. The previous order is incorporated into this order for enforcement purposes.
- The tenancy ended on 16 June 2025. The landlord provided rent records and water rates records which prove the amount owing at the end of the tenancy.
- I order the tenant to pay the landlord $864.29 for rent arrears between 6 and 16 June 2025 and $250.01 for water rates arrears to the end of the tenancy.
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish and return all keys and security devices. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The tenant left the premises reasonably clean and tidy, hence, no cleaning costs were sought. However, the tenant left behind rubbish that had to be disposed by the landlord. The tenant also did not leave the keys behind.
- I order the tenant to pay the landlord $376.89 for rubbish removal and $250.00 for locksmith services.
- Because [The applicant/s] has wholly succeeded with the claim, the tenant must reimburse the filing fee.
- The bond held at the Bond Centre is to be paid to the landlord to offset the amount payable by the tenant.
