Reasons
- The landlord attended the hearing. The tenant did not attend. I conducted the hearing by phone. My call to the tenant was not answered.
- I am satisfied that proper notice of the hearing was provided to the tenant.
- The landlord has applied for rent arrears, cleaning costs, and reimbursement of the filing fee following the end of the tenancy.
- In my decision dated 26 January 2026 I awarded the bond to the landlord in anticipation of the hearing today.
How much is owed for rent?
- The tenancy ended on 21 March 2025. The landlord provided rent records which prove the amount of rent owing at the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit 1 .
- The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish when she vacated the tenancy.
- The amount ordered for cleaning is proved by invoices (2) and by photos.
- As the application is successful, I have reimbursed the landlord the filing fee.
- The landlord sought, and is entitled to, name suppression as the application is fully successful 2 .
