- The application is dismissed.
Reasons
- The hearing was scheduled for 12 February 2026 by video at 12:15pm.
- Neither the landlord nor tenant appeared at the scheduled time. I waited until 12:25pm before ending the hearing. I also tried to call the landlord on the number provided in the application however it went straight to voicemail.
- The notices of hearing and landlord’s application were sent to the landlord and tenant in accordance with the email addresses provided by the landlord in their application. I am satisfied both parties have received appropriate notice of the hearing.
- Because the landlord did not attend the hearing, request an adjournment or notify the Tribunal the matter had settled, the application is dismissed. See sections 78(1)(i) and 92(1) Residential Tenancies Act 1986.
