As the tenant was served, the hearing proceeded in his absence.
- The landlord has applied for rent arrears and refund of the bond.

- The landlord has provided rent records which prove the amount owing by the tenant in rent arrears to 15 July 2024, the end of the tenancy, including payments made towards rent arrears since the tenancy ended, is $285.35.
