Tenancy Tribunal case 5439442 — Rent arrears
Decided 5 Jun 2026 · Published 5 Jun 2026 · Application 5439442
- Rent arrears
Party names are redacted in the official published order.
Order
- An application for suppression has been made in this case, and the Tribunal orders suppression of the landlord’s name and identifying details and the tenancy address.
- Ashley Powdrill and Ellyn Zhender must pay [The landlord/s] $1,360.00 immediately, calculated as shown in the table below:
Reasons
- [The landlord/s] attended the video conference hearing. The tenants did not join the hearing as per the instructions in the Notice of Hearing and so did not attend the hearing. As the tenants were served, the hearing proceeded in their absence.
- The landlord has applied for rent arrears following the end of the tenancy.
- The landlord said the tenancy started on 6 February 2025 and ended on 5 February 2026.
How much rent is owing?
- The landlord has provided rent records which prove the amount owing for rent arrears to 5 February 2026, the end of the tenancy, which is $1,360.00.
- The landlord said the bond of $1,485.00 was refunded, partially to a tenant and partially to the landlord, as they agreed, and that he received and is holding $865.00 of the bond to apply towards the rent arrears. The landlord said he wished to have this portion of the bond he held applied against any rent arrears ordered here. Suppression
- The landlord requested name suppression and is entitled to this as he has been successful with the claim. Therefore, I order that the landlord’s name and identifying details and the tenancy address are not to be published. See section 95A(1) Residential Tenancies Act 1986.
