How much does the tenant owe for rent arrears?
- The tenancy ended on 6 January 2026 after the tenant gave the landlords notice on 20 December 2025 she was moving out. The landlords provided a rent summary that proves the tenant’s rent arrears to the 6 January date.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy, tenants have basic duties including leaving the premises reasonably clean and tidy, removing their rubbish, and returning the landlord’s keys. 1
- The landlords submitted photographs and the landlord who attended, gave direct oral evidence. The evidence satisfied me that the tenant did not leave the premises reasonably clean, did not remove all rubbish, and did not return the keys.
- The landlords provided invoices proving their losses. I do not allow the full amounts claimed for cleaning and carpet cleaning invoices because I am not satisfied the full amount of cleaning work can be attributed to the tenant’s breaches. Filing fee
