An application for suppression has been made in this case, and the Tribunal orders suppression of the landlord’s name and identifying details and the tenancy address.
The tenancy of Stella Tapuai at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], immediately.
Stella Tapuai must pay [The landlord/s] $10,092.00 immediately, being rent arrears to 24 March 2026.

Reasons

[The landlord’s representative], representing the landlord, attended the video conference hearing. The tenant did not join the hearing as per the instructions in the Notice of Hearing and so did not attend the hearing. As the tenant was served, the hearing proceeded in her absence.
The landlord has applied for termination of the tenancy and rent arrears in application 5444589.
The landlord has also applied for termination of the tenancy for a breach of the tenant’s obligations, which is incapable of remedy, for unlawful activity, in application 5426872. The landlord said that methamphetamine testing carried out both before the tenancy started and during the tenancy, showed there was methamphetamine use by the tenant at the property, which is an unlawful activity.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
As the tenancy is terminated immediately, based on rent being more than 21 days in arrears, I do not need to consider the landlord’s other claim for termination of the tenancy for a breach of the tenant’s obligations not capable of remedy.
