Order

An application for suppression has been made in this case, and the Tribunal orders suppression of the [Landlord’s] name and identifying details.
The tenancy of Tania Dorren Tuimaseve Moemoefano at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], at 12 noon on 17 April 2026.
The tenant is liable to continue to pay rent up until she vacates the premises.
Tania Dorren Tuimaseve Moemoefano must pay [The landlord/s] $0.00 immediately, being rent arrears to 26 March 2026.

Reasons

Only the landlord attended the hearing.
The landlord and the tenant previously agreed to a mediated order concerning arrears in this matter, however the tenant has fallen into arrears again.
The landlord had been sympathetic to a conditional termination however the tenant has not appeared at the hearing today.
The landlord has applied for termination of the tenancy and rent arrears.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy as ordered above.
At the landlord’s request, possession is to be returned to the landlord on the date noted above.
I have not returned the bond to the landlord as no bond number was noted on the application. The bond can remain at the bond centre for now and the landlord can always seek its return at a later point.
Because the landlord has been successful, I award name suppression in its favour.
Because [The applicant/s] has succeeded with the claim I must reimburse the filing fee.
