- The tenancy of Kelly Patuwai at Unit/Flat 3, 4313 Great North Road, Glendene, Auckland 0602 is terminated, and possession is granted to the Landlord immediately.
- Bond Centre is to pay Charlton Property Management Limited $2,680.00 for rent in lieu of notice, owed by the Tenant.

Should the tenancy be terminated?
- The Tribunal may terminate the tenancy where the premises have been abandoned and rent is in arrear at the hearing date. See section 61 Residential Tenancies Act 1986. A tenancy is abandoned where the tenant leaves the premises without reasonable excuse, not intending to return or to meet their obligations, and fails to notify the landlord.
- On 13 March 2026 the Landlord became aware (or ought to have been aware) that the tenant had abandoned the premises. The property manager had communications with the Tenant’s sister on the 14 March 2026 about collecting the Tenant’s property from the home. At an inspection on 26 March 2026 the property manager spoke with a next-door neighbour who said the Tenant left with her son about three (3) weeks ago.
- Because the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately.
