Tenancy Tribunal case 5482489 — Rent arrears at 40 Godfrey Drive, Orewa, Orewa 0931
Decided 31 Jul 2026 · Published 31 Jul 2026 · Application 5482489
- Rent arrears
- Property damage
Order
- [The tenant/s] tenant/s] and [The tenant/s] tenant/s] must pay Ihome Property Management Limited As Agent For Peng Gao & Winston Trustee Company Limited As Trustees Of The Latitude Trust $5,797.72 immediately, calculated as shown in table below.
- The Bond Centre is to pay the bond of $3,320.00 (BN-00118540) to Ihome Property Management Limited As Agent For Peng Gao & Winston Trustee Company Limited As Trustees Of The Latitude Trust immediately.
Reasons
- The landlord attended the hearing via teleconference. The tenant did not.
- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent and water rates?
- The tenancy ended on 16 July 2026. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
- I order the tenant to pay the landlord $6,500.00 for rent arrears and $1,526.22 for water rates arrears. Compensation and damage claims
- The landlord applied for compensation for replacing the garage door remote control and emergency override of the front entrance digital lock. The landlord also sought replacement of the mouldy curtains and repair costs for damaged venetian blinds. The gardens were not left in a reasonably tidy state at the end of the tenancy. The landlord provided photos and invoices to prove the claims.
- Having taken into account depreciation, I order the tenant to pay the landlord $333.50 for garage remote and locksmith service, $500.00 for replacing the curtains and repairing the venetian blind and $230.00 for garden work. Filing fee reimbursement and bond refund
- Because the landlord has wholly succeeded with the claim, the tenant must reimburse the filing fee.
- The bond held at the Bond Centre will be paid to the landlord to offset the amount payable by the tenant.
