Reasons
- The landlord attended the hearing. There was no appearance for the tenant.
- The landlord has applied for termination of the tenancy and rent arrears.
- The landlord provided rent records which show that up to last Wednesday 1 July 2026, the tenant had paid no rent and was in arrears by $3,000. The landlord had served a 14-day notice on 25 March 2026. The rent owing up to and including tomorrow, 8 July 2026 will be $3,200. That amount is ordered.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee.
- The tenant did not pay the bond of $10.00, but it has been paid by a staff member. Therefore it may be deducted from the amount owing. The debt of $10.00 is from the tenant to the staff member, not to the landlord.
- The possession order must be enforced within 90 days of this order. See section 64(4).
