Reasons
- The landlord attended the hearing via teleconference. The tenant did not.
- The landlord has applied for termination of the tenancy, rent arrears, water arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy.
- I order the tenant to pay the landlord $9,600.00 for rent owing to 28 June 2026.
- Further to that, I order the tenant to pay the landlord $1,031.75 for water arrears.
- Lastly, because the landlord has wholly succeeded with the claim, the tenant must reimburse the landlord’s filing fee.
- The bond held at the Bond Centre will be released to the landlord to offset the amount payable by the tenant.
