The Tribunal orders suppression of the tenant’s names and identifying details.
The landlord’s application is dismissed.

Reasons

Only the tenant attended the hearing which was held by video conference. [Tenant 1] appeared on behalf of both tenants.
There was no appearance by the landlord. I made three telephone calls to the mobile number provided for the landlord but all three calls went to voicemail.
This tenancy began on 27 February 2023 and is ongoing. On 22 April 2026 the landlord applied for an order for payment of rent arrears and water arrears.
The landlord did not attend the hearing at the scheduled time, request an adjournment, or notify the Tribunal the matter has settled. See sections 78(1)(i) and 92(1) Residential Tenancies Act 1986 (RTA).
The landlord’s application is therefore dismissed.
For completeness I record that [Tenant 1] explained that she has paid the rent arrears in full and that the water arrears had gone unpaid as there was a leak at the property and the landlord had applied for a rebate, which would likely offset much of the arrears. I understand that discussions between the parties on this issue are ongoing.
As the landlord’s claim has been dismissed, I consider that the tenants are entitled to an order for name suppression pursuant to section 95A RTA.
