The hearing is adjourned.
The application is returned to Tenancy Services for service on Mr Downes at his physical address at 446 North Eyre Road, Swannanoa.
A further 2 hours should be allowed for the next hearing of this matter, scheduled before me at this court on the next available date.
If either party intends to produce any additional documents at the next hearing, they must send two copies to the Tribunal at least 5 days before the hearing, to enable service on the other party. See section 171 Unit Titles Act 2010; section 96(4) Residential Tenancies Act 1986.

Reasons

Both parties attended the hearing. Ms White attended by video for the Body Corporate and Mr Downes attended by telephone.
The Body Corporate has applied for levies, interest and collection costs. Mr Dowes said that he was not aware of the application and has not had contact with the Body Corporate for years.
The application and supporting documentation were served on Mr Downes by way of email, to an email address provided by the Body Corporate. Mr Downes said that email address is invalid or incorrect. HE says that he does not have a current email address.
The hearing cannot proceed util effective service has been achieved. I direct that the application is returned to Tenancy Services for service on Mr Downes, by courier, at his physical address at 446 North Eyre Road, Swannanoa.
The parties will be notified in writing of the date and time of the next hearing. See section 171 Unit Titles Act 2010; section 96(4) Residential Tenancies Act 1986.
At this stage the hearing will be in person, in Christchurch but can be converted to video hearing if Mr Downes provides a current email address.
