Telephone calls were made to the tenant on the number provided at the allocated hearing time. All calls went to voicemail. The Tribunal may hear matters in the absence of a party where satisfied that notice of the hearing has been given. I am so satisfied.
The landlord has applied for termination of the tenancy for abandonment and rent arrears.

On 10 October 2023, the landlord became aware (or ought to have been aware) that the tenant had abandoned the premises. On 10 October the landlord received an email from the local power supplier, [Power company]. They confirmed having spoken to the tenant. The tenant said that he had moved out of the premises “a couple of months ago”. On being advised that [Power company] intended to disconnect the power to the premises, the tenant made no comment.
As the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately.

The landlord provided rent records which prove the amount owing at the end of the tenancy. The amount ordered includes rent in lieu of 28 days’ notice to 7 November 2023.
I record that the landlord also applied for termination under s.55 and s.56 Residential Tenancies Act 1986. Those applications would also have been successful based on the evidence provided by the landlord.
The landlord applied for name suppression. The landlord has been wholly successful in this matter and suppression of the landlord details is ordered.
