Reasons

The landlord attended the hearing which was conducted by telephone. The tenant was called but the call went to answerphone. The tenant has not communicated with the Tribunal as to why she would not attend the hearing and the hearing proceeded in her absence.
The landlord has applied for termination of the tenancy for abandonment, rent arrears and refund of the bond.
On 07 June 2023, the Tribunal made an Order for rent arrears under application 453389. This Order has been incorporated for enforcement purposes.

Should the tenancy be terminated?

Section 61 of the Residential Tenancies Act 1986 provides that the Tribunal may terminate the tenancy where the premises have been abandoned and rent is in arrear at the hearing date.
