Reasons

The landlord’s representative and EV (for all tenants) attended the hearing held remotely on 22 August 2025.
The parties disagree about claims the landlord has made from the bond. Cleaning
Tenants must leave premises “reasonably clean” and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
After reviewing the photographs, my decision is that the premises were mostly left reasonably clean and tidy except for a few missed areas. The oven, a kitchen cupboard or two, the rangehood filters, and one or two windowsills needed minor cleaning. I award $172.50.
The tenants agree there was one small bright pink stain (possibly nail polish) on the carpet. It is common for there to be a few marks after a tenancy of more than two years. I award half the cost of carpet stain treatment which is $149.50. Minor repairs
The landlord claims costs to repair:- a. A hinge on a kitchen cupboard door; b. A toilet roll holder; c. A wobbly toilet seat.
These are issues of wear and tear. There is no evidence to suggest they are anything else. The tenants are not liable. The claims are dismissed. Curtains
The landlord claims $632.50 to replace curtains in five bedrooms and the living area.
There was some confusion about the condition of the curtains at the start of the tenancy. Some curtains were replaced after the tenancy started so ingoing photos were not accurate.
In summary, the landlord has not proved the curtains were damaged. One curtain shows some mould on the back but nothing out of the ordinary after two years and the only visible problem with some of the other curtains is that the hooks have fallen off. This claim is dismissed. Final comment
The bond is refunded in accordance with the orders.
The tenants’ names are suppressed. The landlord’s name is not.
