The tenant disputes the accuracy of the landlord’s rent summary and states that they paid two weeks rent in advance, which has not been credited.

The landlord gave evidence that the tenancy was managed by a different property management company before transferring to them. The landlord submitted a rent summary from the previous property management company, together with their own rent summary. I have analysed both rent summaries and am satisfied that the two weeks rent paid by the tenant at the beginning of the tenancy has been appropriately credited.

The tenant also claims they paid the landlord $342.90 on 2 April 2025 and requested this go towards the rent arrears however, the landlord credited it towards water rates invoices.

The landlord gave evidence that they asked the tenant to email them stating where the funds were to be credited however, the tenant did not do this and therefore, the landlord applied them to outstanding water rates invoices.

No further corroborating evidence was submitted by either party to support their version of events. In any case, I am satisfied the landlord’s records have appropriately receipted payment of $342.90 paid by the tenant on 2 April 2025. These funds have been applied to outstanding water rates and the remaining credit of $152.80 is to be deducted from the total rent arrears owing at the end of the tenancy of $1,371.43.

The landlord’s claim for rent arrears is granted for $1,218.63. FILING FEE & NAME SUPPRESSION

The landlord gave evidence the tenant has already paid them the filing fee. Therefore, I do not order the tenant to reimburse the landlord the filing fee.

The landlord has been wholly successful with their claim. Therefore, I grant their request for name suppression. 1
