The tenancy of Alannah Elizabeth Grainger at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], at 11:59pm on Thursday 18 September 2025.

Both parties attended the hearing which was held by teleconference.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed. No rent has been paid since 26 June 2025.
Because of that, the Tribunal must either make a final or conditional termination Order.
Ms Grainger says that she has an appointment with WINZ on Monday and is hopeful that she can get help to clear the rent arrears. She asks that the Tribunal make a conditional termination Order allowing her that opportunity before the tenancy is terminated. The landlord’s position is that because of the extent of the arrears and the previous problems with payment of the rent, it seeks a final termination order.
The Tribunal can only make a conditional termination Order rather than a final termination order, if it is satisfied that the tenant will pay any rent arrears within a period specified by the Tribunal and it is unlikely that the tenant will commit any further breach 1 .
The rent summary shows a repeating pattern of the tenant not paying rent for several weeks then paying a lump sum to clear or reduce the arrears. As noted, no rent has been paid since 26 June. That evidence doesn’t provide a basis on which the Tribunal could be satisfied that the arrears can be cleared and will not recur.
For that reason I must make an order terminating the tenancy.
The landlord may be open to discussing the future of the tenancy if the tenant’s WINZ meeting on Monday means that the arrears can be cleared and there is an assurance the tenant can pay the rent on time in future. The termination date gives time for those discussions.
The landlord seeks a suppression Order. It is entitled to suppression because it has been successful with its claim.
The tenant also seeks a suppression Order but she ahs not been successful with her position and the grounds for suppression under s.95A(4) are not established. 1 S.55(1A) RTA
