- The tenant entered in to a fixed term contract for a tenancy to start on 11 February 2025 and end on 9 February 2026.
- The tenant left the fixed term tenancy early and the tenancy ended on 5 August 2025 after new tenants were found.
- The landlord has applied for compensation for cleaning and rubbish removal, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
- The landlord advised today that the bond of $3120.00 has been refunded and applied as follows: -Rent arrears - $1671.43 -Water - $ 395.00 -Wall repairs- $ 529.00 -Plumbing repair- $ 181.13 -Carpet stain removal- $ 245.00 $3021.56

Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The landlord claimed that the tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. The exit inspection report records that there were stains to the carpet. The landlord advised that the carpet was cleaned and then a specialist stain clean done.
- I have considered the photographs in the exit inspection report and the comments for the rooms that record they were in good condition. I find that although not immaculate the premises were left reasonably clean and tidy with the exception of the carpets.
- The Tribunal therefore orders the tenant to pay the cost of carpet cleaning. The remainder of the cleaning and rubbish removal claim is dismissed.

- Because Opes Property Management North Limited As Agent For Michael & Carolin Robinson has partiallly succeeded with the claim I have reimbursed the filing fee.
