The first payment must be made on Thursday 2 April 2026 and payments must continue every Thursday until the debt is paid in full.

This was a tenancy of just over 5 years.
The tenancy ended on the 21 October 2025 after the tenant gave notice
The landlord conducted an inspection of the property on the 29 October 2025, I was provided with a copy of that inspection report, as well as the pre-tenancy inspection report.
The landlord is claiming: a. Repairs- patching and plastering holes in the walls/door $376.30 b. Cleaning (including cupboards and oven) $613.57. Cleaning.
At the end of the tenancy tenant’s must remove their belongings and leave the property in a reasonably clean ad tidy condition. 1
The final inspection report shows a property that has not been cleaned. The tenant had asked friends and family help remove her belongings and clean the property. After seeing the inspection report yesterday, the tenant accepted that the property was not left in a reasonably clean and tidy condition.
I am satisfied that the tenant did not leave the property in a reasonably clean and tidy condition. I consider that the amounts paid by the landlord for the cleaning of the property, including the cleaning out of cupboards and the oven, to be reasonable.
The amounts claimed for cleaning are proven and awarded. Damage.
A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission. 2
The landlord says that the tenant damaged the walls in the living areas and bedrooms by putting holes in the walls. The tenant accepts that her children caused the holes whilst ‘roughhousing’. The tenant is liable for the damage. Credit
The tenant was in credit by $321.43 and I have applied that credit to the amounts owed by the tenant. 1 Section 40(1)(e)(iii) Residential Tenancies Act 1986. 2 sections 40(2)(a), 41 and 49B RTA.
The tenant has been paying $10 a week towards the debt and wishes to pay off the amount owed at $10.00 per week. The landlord accepts that the tenant can pay off the debt at $10.00 per week. This amount is to come directly from the tenant’s benefit. Suppression.
The parties agreed to suppression orders being made.
