The tenant has not answered any emails, texts or phone calls made by the landlord to her. The tenant was served with a notice of hearing. I am proceeding with the hearing in the absence of the tenant.

On 16 th January 2026 Adjudicator Edison terminated the tenancy effective from 21 January 2026, awarded rent arrears to 21 January 2026 and reimbursement of the filing fee. The bond was refunded to the landlord to offset the debt owed by the tenant to the landlord.

The tenant did not leave the property as required on the 21 January 2026 and the landlord had to obtain the services of the Court Bailiff to evict the tenant. The tenant was evicted on 13 February 2026. The landlord seeks the rent from 22 January 2026 to 13 February 2026. Rent arrears:

The landlord provided rent records which prove the amount of $522.33 owing at the end of the tenancy, after the eviction.

I am satisfied that the landlord has proven their claim for the rent arrears. Repairs:

The landlord has provided details reports and invoices for the cost of damages caused by the tenant during her tenancy.

On 7 occasions from 2 September 2025 to 7 December 2025 the tenant was responsible for damage to the property. The tenant has broken windows and damaged door frames on multiple occasions, broken off the tap at the front of the house and removed all the smoke alarms. The landlord has had to obtain the services of tradespeople to carry out the glazing and other repairs.

I am satisfied that the landlord has proven their claim for the cost of the repairs caused by the tenant during this tenancy. For completeness, these costs are not the vacated costs, but cost incurred while the tenant was residing in the property. Monetary order:
