Order

- The Bond Centre is to pay the bond of $148.00 (3281889-003) to Kāinga Ora– Homes And Communities immediately.
Reasons
- The landlord attended the remote hearing.
- The tenants did not attend the hearing by Teams video link. The Tribunal may hear matters in the absence of a party where satisfied that notice of the hearing has been given. I am satisfied that notice of the hearing was given to the tenants.
- The landlord has applied for compensation and refund of the bond following the end of the tenancy. The applications for compensation for rubbish removal were withdrawn by the landlord.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The tenant did not leave the premises reasonably clean and tidy.
- The landlord provided photos of the cupboards, stove and oven which show that they had not been left reasonably clean and tidy. The landlord seeks compensation for $104.26 for cleaning the kitchen cupboards and $165.86 for cleaning the stove and oven. The amounts claimed are reasonable are proven.
- The landlord claimed $465.35 for general house cleaning. The tenancy had lasted for approximately 18 years. When general wear and tear is taken into account, I consider that the amount claimed by the landlord is excessive. As best as I am able to, I consider that a reasonable charge for cleaning to bring the premises to a reasonably clean and tidy standard would be $200.00. The tenant is ordered to pay $200.00.
