[The tenant/s] must pay Kāinga Ora–Homes And Communities $263.14 immediately, calculated as shown in table below.

Reasons

Both parties attended the hearing, conducted via video conference.
The landlord has applied for compensation following the end of the tenancy.
A rent credit of $166.86 exists and it is applied against the debt in this order.
Further, the tenant had made some payments towards the cost, totalling $220.00. That is also applied.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did leave the premises reasonably clean and tidy after a long tenancy. There was one problem – the lawns.
The landlord provided exit photos that showed the large lawn area as requiring a cut. A contractor charged the landlord $1,250.00 for a slash/cut, noting the grass was up to 40cm long.
The landlord sought this recovered from the tenant.
The tenant disputed the amount.
Having reviewed the photos and further considered the respective submissions I consider the full cost is not justified based on the photos of the grass at exit. This determination reflects the grass as at the date of the exit photos (22 December 2025). Grass never sleeps and further growth is likely before the contractor cutting, likely sometime in early January 2026. I have considered a fair apportionment of the cost and settled on a tenant contribution of $650.00 as appropriate.

Section 95A RTA states regarding suppression orders that the Tribunal must, on the application of a party that has wholly or substantially succeeded in proceedings, order that the party’s name or identifying particulars not be published, unless the Tribunal considers that publication is in the public interest or is justified because of the party’s conduct or any other circumstances of the case.
Further, the Tribunal may, on the application of any party to proceedings or on its own initiative, having regard to the interests of the parties and to the public interest, order that all or part of the evidence given or the name or any identifying particulars of any witness or party not be published.
The tenant requested suppression at the hearing. This tenancy ended after six years. The exit photos show a premises left in very good condition. The tenant has engaged in this process and has established some justification for the reluctance to pay the full cost as demanded.
On my own initiative I order suppression of the tenant’s name and identifying details. I acknowledge the landlord’s concurrence with this order.
