The tenant must also replace standard light bulbs.

The Landlord claimed $380.00 for cleaning and carpet cleaning, together with $250.00 for deep cleaning of the kitchen appliances and toilet at the end of the tenancy. The Landlord submitted that the carpets smelt of urine and that the property had not been left in a reasonably clean condition. An exit inspection report dated 24 December 2025 was provided, together with photographs showing that a substantial amount of the Tenants belongings were at the property.

In considering the evidence, I note that the exit inspection was completed on 24 December 2025 however the tenancy ended on 29 December 2025. It is unclear whether the Tenant subsequently removed the remaining items and cleaned the premises. Photographs of the property condition on 29 December 2025, would have assisted but these were not submitted.

As there was no evidence of the property on the last day of the tenancy, the claim is dismissed.

The Landlord claimed $350.00 for the removal and disposal of rubbish at the end of the tenancy. An invoice was provided in support of the claim. However, the photographs relied upon were again taken on 24 December 2025. There was no evidence demonstrating that the items shown in the photographs had not been subsequently removed by the Tenant during that period.

For these reasons, the claim is dismissed.

The Landlord claimed $250.00 for the replacement of a heat pump remote. However, no entry inspection report was provided to establish that a remote was present at the start of the tenancy, nor was any invoice or receipt produced to prove the replacement cost.

The Landlord submitted that their records indicated a locksmith had attended the property, although their notes were unclear as to whether the Tenant's boarder had forced entry into the unit. In considering the evidence, the invoice confirmed a locksmith attended during the tenancy.

The Landlord claimed $366.00 for the hire of a skip bin during the tenancy, because the Tenant had accumulated a significant quantity of items and had requested that the Landlord arrange and pay for a skip bin. An invoice was provided showing the cost of the skip bin to be $430.00.
