- Tainui Thomas Kingi shall, by no later than 8 May 2026, remove all the rubbish from around the premises. This includes the porch, the back doorstep, and all around the outside of the unit.
Reasons
- Mr Kingi’s tenancy began in November 2019.
- In 2025, Kāinga Ora began raising concerns about the condition of the premises, in particular the accumulation of rubbish around the exterior of the premises.
- In September 2025 Kāinga Ora issued a breach notice for failing to keep the premises reasonably clean and tidy.
- Kāinga Ora’s Housing Support Manager spoke with Mr Kingi in December 2025 about rubbish and cleanliness.
- Kāinga Ora issued a second 14-day breach notice in January 2026.
- Kāinga Ora filed this application on 16 February 2026.
- The hearing took place in Whangarei on 10 April 2026. Kāinga Ora attended the hearing by phone with the consent of the Tribunal. Mr Temu represented Kāinga Ora. There was no appearance by the tenant.

- Mr Temu confirmed that Kāinga Ora is not seeking any monetary order if the work order is not complied with. 4
- Mr Kingi must remove all rubbish by no later than 8 May 2026.
- Kāinga Ora may file a further application seeking other orders if Mr Kingi fails to comply with this order.
