Reasons
- A representative of the landlord attended the hearing by video.
- The tenant did not join the hearing by either the video-link or dial-in instructions in the Notice of Hearing. I have reviewed the Tribunal file and am satisfied that the tenant was served and had a reasonable opportunity to attend the hearing.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy.
- As the landlord was the successful party, I have also awarded reimbursement of the Tribunal application fee.
