I am satisfied that the damage occurred during the tenancy and is more than fair wear and tear.

The owner made an insurance claim for the damage to the deck and carpets. Evidence has been provided showing that the owner paid an excess of $500.00 for each of those claims. The landlord is entitled to compensation for those excess costs.

The remaining damage could not be covered by insurance and the owner arranged for a contractor to complete the repair work. The amount paid is proved by the invoice provided. The landlord should be reimbursed that cost.

Because [The tenant/s] landlord/s] has succeeded with the claim I must reimburse the filing fee.
