The tenant has failed to keep the property in a reasonably clean and tidy condition for some time. Previous Tribunal applications have been made with respect to the on going issues at the property.

On 14 April 2026 a 14 day notice was sent to the tenant requiring him to remove the extensive rubbish at the property and mow the lawns.

The property manager visited the property last week (on 27 July 2026) and the rubbish remains at the property, including 2 old caravans, and the lawns have not been mowed (and probably cant be until the rubbish is removed).

The tenant remains in breach and the landlord wants the issues resolved.

The landlord is prepared to allow the tenant until 28 August 2026 to remedy the issues/breaches of the tenancy agreement and RTA (mow the lawns and remove the rubbish).

The property manager will contact the tenant to arrange a further inspection on 31 August 2026.

If the tenant has not remedied the breaches by 31 August 2026, then the applicant is likely to apply to the Tribunal for a termination order. At that time the nature, duration and extent of the breaches will all be relevant considerations.
