At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. The tenant is required to replace worn out smoke alarm batteries during the tenancy.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The landlord’s photographs show that the property required general cleaning throughout to bring it to a reasonably clean standard ($700.00 plus GST), including to the carpets ($295.00 plus GST). Furniture and rubbish were left outside which had to be removed ($750.00 plus GST).
Pest control was needed due to the condition of the property ($250.00 plus GST).
The tenant did not return the keys at the end of the tenancy. The locks had to be changed ($400.00).
A smoke alarm was missing at the end of the tenancy and had to be replaced ($180.00 plus GST). The lawns were overgrown ($120.00 plus GST) and green waste needed to be removed after the lawns were cut ($180.00 plus GST).
