The tenancy ended in August 2022.
The landlord’s application sought water rates and cleaning costs.
The hearing took place in [Event location suppressed] on 16 August 2023. Both parties attended the hearing. [The landlord’s representative] represented the landlord.
The water rates claim related to an invoice allegedly outstanding since December 2021.
At the hearing, [The tenant/s] provided evidence that she paid the invoice directly to the owner in April 2022. [The landlord’s representative] was not aware of the payment.
Tenants must leave the premises reasonably clean and tidy at the end of the tenancy 1 .
A new tenancy began immediately after [The tenant/s] tenancy ended. [The landlord’s representative] submitted that the premises were not left reasonably clean and tidy at the end of [The tenant/s] tenancy. The new tenants carried out cleaning, and they are seeking compensation of $250, representing five hours of cleaning at $50/hr. [The landlord’s representative] submitted that the new tenants carried out more than five hours of cleaning but have limited the claim to five hours.
[The landlord’s representative] provided photographs, taken by the tenants within a day or two of their moving in.
The photographs focus on a few areas where some further cleaning was required. [The tenant/s] may have overlooked a light shade and a set of venetian blinds.
